BRAND NEW HOMES:
WHY USE YOUR ACCREDITED BUYER REPRESENTATIVE (ABR®)

      Over 50% of our Buyer contracts are with builders. Builders specifically encourage and compensate Buyer AGENTS to assist clients in their communities. Builders realize that most Buyers shop both the resale market and other builders with their Buyer representative, and therefore plan on AGENT compensation as a part of their overall marketing program. However, builders will not encourage a Buyer to use the services of an AGENT for the fear of losing the Buyer to other homes or builders suggested by the AGENT.

  1. BUILDER PRICES ARE NOT DISCOUNTED IF THERE IS NO AGENT. Nor do options become free without your agent. IF THERE IS NO AGENT, THE COMMISSION (built into the overall pricing) IS INSTEAD DISTRIBUTED INTERNALLY within the builder organization WHICH DOES NOT BENEFIT YOU. (Builders do not discount prices in order to avoid driving prices down based on ongoing lender appraisals to protect themselves as well as to protect values for subsequent new home buyers, and to protect for buyers who later become sellers.)
    An agent who has shown other homes (resale and/or new) and given you advice deserves compensation for past work and for the future services identified in #6 below.
  2. Builder salesperson is employed by the builder—Risa Saltman represents you as Accredited Buyer Representatives (ABR®).
  3. Builder's use their own contract with clauses written to protect the builder.
  4. You are on builder's turf! Builder sets the rules.
  5. Builder may limit the lenders available for financing if builder assists in closing costs.
  6. THE Risa WILL:
    • Compare resales with products of different builders FIND BEST VALUE
    • Advise on marketability of different/areas/price ranges/floor plans
      FIND BEST RESALE APPEAL
    • Compare financing and closing costs available from different builders and resales SAVE MONEY
    • Assist in preparation of sales agreement and clauses PROTECT YOU
    • Advise on options to house in terms of value and marketability FIND BEST VALUE /RESALE
    • Coordinate financing details SAVE YOU TIME
    • Coordinate timing of Certificate of Occupancy (C.O.) and occupancy date MINIMIZE STRESS
    • Follow through on all details to closing SAVE YOU TIME

 

  1. RELAX! HERE'S HOW TO PROTECT YOURSELF: PRESERVE THE AGENCY RELATIONSHIP:
  • Coordinate your initial visit to a builder with Risa Saltman
  • If visiting a builder without your Accredited Buyer Representative (ABR®):
    • Tell builder employee you are represented by the Risa--that takes the pressure off you!
    • Give builder employee Risa Saltman’s business card, if available
    • Do not sign anything--even a "harmless" visitor registration book/customer survey/etc.
